Longwood & unincorporated Seminole County City permit & inspection handled on every changeout
Longwood, Florida

The decision

Repair or replace your AC in Longwood, FL

Replace when the system is past its tenth summer and the repair is more than about a third of a changeout, when the compressor has failed, or when an R-410A leak means hunting pre-2025 inventory. Repair when the fault is a part and the system is otherwise sound. Longwood's median build year is 1979.

Why the Florida answer differs

Ten to fifteen years, not fifteen to twenty

Florida shortens this decision. Ten to fifteen years is the working equipment lifespan here, less than the national figure, because the system runs close to year-round — the nearest long-record station logs about 3,452 cooling degree days a year on the NOAA 1991–2020 normals. So a system that would still be middle-aged in Ohio is at the end of its useful life in Longwood.

The housing stock stacks the same way. Of 4,962 improved residential parcels in tax district L1, 66.5% were built between 1970 and 1989 and the median build year is 1979. Very few houses here are on their first system. What differs street to street is when the last changeout happened, which is why the install date on the equipment label matters more than the year on the deed.

Six questions, in order

How to run the decision yourself

  1. How old is the equipment, not the house? Find the install date on the label. Past ten summers, weight everything below toward replacement.
  2. Is the repair more than about a third of a changeout? Published Orlando-metro replacement ranges are $7,500–$10,500 for a house this size, so a repair north of roughly $2,500 on an aged system is money spent twice.
  3. Is it the compressor? Then it is a replacement decision. The comparison, priced.
  4. Is it R-410A? Servicing is still legal, but new R-410A condensers and coils come from remaining pre-2025 inventory, so matching a component gets harder each season. What changed.
  5. Does the air handler still heat with electric strips? Then Duke publishes its two largest tiers for converting to a heat pump, and replacing is worth $600–$1,000 more than it looks. Strip heat versus a heat pump.
  6. Is the duct original? If it is, the duct decides how much of a new system you actually keep. Duct replacement cost.

Sequence matters more than timing

If you are going to replace, book the energy check first

Duke Energy requires a free Home Energy Check completed within the previous 24 months before it will pay any Home Energy Improvement rebate, and the work has to have been recommended by that check. Replace the system first and apply afterwards and the claim is denied — there is no retrospective route. Duke also requires that the whole home is heated and cooled electrically, that the installer is a licensed and insured air conditioning contractor, and that the work is approved by a licensed city or county inspector. On a Longwood job that last condition is the City permit and the passed mechanical final, which makes the permit a rebate requirement and not just a legal one.

This is the single most common way a Longwood homeowner loses money on a replacement: the system fails in July, it is replaced within the week, and the rebate is gone because the energy check never happened. If the system is limping rather than dead, book the check while it is still running. How the sequence works.

What replacing adds

A changeout is permitted; a repair is not

The permit is a real line on the quote, and in Longwood it is a hard number rather than an estimate: $246.61 for a residential mechanical change-out under Resolution 26-1724, effective 1 July 2026. Against a typical $7,500–$10,500 changeout that is between two and three per cent of the job. If your address is west of I-4 or anywhere in ZIP 32779 you are not in the city and the fee is Seminole County's instead.

A repair to a part carries no permit at all. That is the practical line between the two in Longwood, drawn by the City’s own code amendments. The eight exempt items.

A straight contractor will tell you when to repair

A system with years left in it and a failed part should be repaired, and a straight contractor will say so. The cases above are the ones where that stops being true.
