Permits and jurisdiction
Is my address/parcel located within the City of Longwood City limits?
Not necessarily. The City's own FAQ states that everything west of I-4 with a Longwood mailing address — including Wekiwa Springs and Jamestown — and every property in ZIP 32779 is outside the city and permits through Seminole County instead. Check the parcel on the Property Appraiser's GIS site.
The City says so itself
West of I-4, and all of 32779, is not the City
This is the single most expensive thing to get wrong on a Longwood air conditioning job. The mailing address says “Longwood, FL” either way. The building department does not follow the mailing address, it follows the city limits — and a permit pulled with the wrong jurisdiction is a permit that does not close.
Five substantial neighbourhoods sit on the county side while carrying a Longwood address: Sweetwater Oaks, Wekiva Hunt Club, Sabal Point, The Springs and Innswood. All five file with the Seminole County Building Division in Sanford, on the county's fee schedule and the county's portal.
How to settle it in two minutes
Check the parcel, not the postcode
How to check, definitively and for free: look the parcel up on the Seminole County Property Appraiser's site. The City's own FAQ points there for exactly this question. The parcel record shows the taxing jurisdiction, which is the answer — not the ZIP code, not the school zone, not what the neighbours say.
What changes with the answer: which building division issues the permit, what the permit costs, which portal it is filed in, who inspects, and how the inspection is booked. Inside the city, that is a $246.61 residential change-out fee, the SmartGov portal, and an inspection request to 407-260-3471 by 3:30 p.m. the business day before. Outside it, Seminole County's schedule applies, which the county has said is rising as it moves to actual-inspection-cost fees.
